I have to say I'm not real interested in a property trade, but I'm open to considering one. I have my property priced at a super value, I expect the same if making a property for property trade.

What is the Condition of this property?

In the past 12 years I have spent less than 4 hours in the building. For the past twelve years it has mostly been rented out or under a sales contract with me living in a different area. It is an easy building to rent out. The previous people did some very nice work to the outside and have it looking very nice to look at as people drive by. The inside does need some cosmetic work. Although, for the businesses that have been in here it has served their purpose as it is. You can finish the inside of the building to your needs. The building seems to be solid and sound, but you should make your own determination on this.

The building is constructed so that the walls divide the building into four separate areas to use as you choose. They can be used as sales, shop, work or business areas. This is why I say that you could possibly have tenants without affecting your business since the building is divided into four separate and distinct business areas to use. There is only one rest room. The property has in the past had two street addresses for two different businesses.

You should rely on your own inspections of this building and property to determine the condition of the structure and land as well as to the uses it can be used for. This building and property is being sold as is, where is and you are to rely on your own inspections and judgment as to the use or conditions.

Mesa lands College and Mesa Tech College

Mesalands College is right across the street (2 blocks) where they teach Wind Power technology. Mesa Tech College is also know as the North American Wind Research and Training Center, this is where they train people to work on the Wind Energy Turbines. Mesa Lands College have training and degrees with many other career choices available.

My Suggestions for businesses at this location:

These ideas are just to stimulate your thinking of businesses that you may want to add on to what ever idea you have for a business. I have found that if a person is able to combine more than one business idea this will then give you multiple income streams from one location. Don't be locked into only one product or service, this is my motto.

If you are retiring maybe you want to buy and sell a few cars and trucks while the wife does some crafts to sell. If so this is the perfect place. Just put on a pot of coffee and have friends drop by. This is a great place to make friends.

I think that this building would make a great antique store, maybe even have an ice cream and old fashioned soda shop along with the antique shop. How about having some paintings by the local artists for sale hanging on your walls. The local people and the tourists would love a cool treat while they are shopping in your antique, art and ice cream shop. You could also throw a pawn shop into the mix.

How about a welding business, plumbing, electrical or any business where having a sign up to let people know that you have a reputable business available to them would increase people's knowledge that you are open and ready to do business with them.

There are many business ideas available. You will be near the railroad tracks how about Boxcar Willie's © hot dogs and chile as a great treat for everyone in town. I don't know what child care or baby sitting services are available in town, but one might work here since it is so close to the college.

There are a lot of Classic cars around this area. Just a few years ago I bought a 57 Chevy for $1200, a 58 Chevy for $800, my 49 Plymouth cost me $650. I had quite a collection when I had a local business. They all ran and looked good.
